Pricing
For a standard residential build in the Kathmandu Valley, expect between NPR 2,400 and NPR 3,400 per square foot of built area in 2026, depending on finish level, plot access and structural complexity. That figure covers the structure, masonry, services and standard finishes. Furniture, appliances, boundary walls and landscaping are priced separately, and we always list them separately rather than hiding them inside a rate.
Yes. Once the drawings and the bill of quantities are agreed, the contract sum is fixed. It changes only when you request a change, and any change is priced in writing and signed before it is built. If we made an estimating error, we carry it.
Payments follow inspected milestones, typically six for a residential build: mobilisation, foundation, structure, masonry and roofing, finishing, and handover. Each one is released after the work is measured and checked, so payment always follows completed work rather than preceding it.
Timelines
A three storey residential build usually runs nine to twelve months from mobilisation to handover, assuming municipal approval is already in place and payments are released on schedule. Renovations are shorter but less predictable, because the condition behind old finishes is not fully known until work starts.
The agreement sets a completion date and the consequences of missing it. If a delay is caused by us, the penalty terms in the agreement apply. If it is caused by a late decision, a late payment or a change in scope, we tell you in writing at the time rather than at the end.
Permits and paperwork
Yes. We prepare the drawing set required by the municipality, assist with the application, and follow it through the office. Government fees are paid by the owner and are shown separately, not marked up.
After handover
Ten years against structural defect in work we built. Three years on waterproofing and plumbing from the date of handover. One year on workmanship in the finishes: paint, plaster, tiling and joinery.
Fittings, appliances and waterproofing membranes carry the manufacturer's own warranty, and those documents are handed over in writing at completion rather than described to you verbally. A warranty claim is answered within seven days and attended on site within fourteen.
General
Yes, and many clients do. We review the drawings, flag anything that will cause trouble on site, and build to them. Where a drawing conflicts with the structural design or the building code, we raise it in writing before work starts rather than improvising on site.
We do, for projects above a certain size where it makes sense to mobilise a supervised team. Tell us the location and the scope and we will say plainly whether we are the right contractor for it.
