The plot fell nearly two metres from the road to the rear boundary. Rather than fill the whole site, we stepped the foundation and used the lower level for parking and a store, which saved close to eleven lakh in fill material and retaining structure.

What made it difficult

Access. The lane could not take a transit mixer, so every pour was planned around a pump position at the road and a delivery window agreed with the neighbours. Pours were scheduled for early morning to keep the lane clear during the day.

Result

Handed over three weeks ahead of the agreed date, with a final account that matched the contract sum apart from two owner-requested variations, both priced and signed before they were built.
