The building had settled unevenly and two timber floor beams had rotted at the wall pocket. The owner wanted a modern kitchen and bathrooms without a facade that looked new.

Approach

We underpinned the settled corner, replaced the failed beams with treated timber of matching section, tied the floors back to the walls with steel connections, and rewired and replumbed the whole house. The original facade brick was cleaned and repointed by hand.

Result

A house that meets current service standards behind a street elevation that still belongs to the lane it stands in.
